I am previewing property for my buyer clients. Everyone is busy these days. I preview homes so my clients can focus their limited time on the very best homes and skip the time wasting viewings of homes that don’t match their needs, desires, and expectations. Most buyers that purchase a home before have had unpleasant experiences with time wasters. They have been shown homes that just don't fit their criteria and expectations simply because the realtor hasn't done his homework. I allow my buyer clients to focus their time on the homes that meet their search criteria and I never show a house that has not been previewed by myself.

11. NEGOTIATING SKILLS
Not everybody is a great negotiator, but the majority of real estate practitioners promise to be excellent in the field of negotiation. The reality is different. An independent study demonstrated that only 1/3 of the tested participants were able to close a deal with the results expected.  Of the 1/3 who were able to reach agreement, they left on average 25% of the potential value in the transaction on the table.
With this in mind, a good negotiator is not only someone who can close the deal, but who also has a strategy, understands the value of negotiation techniques, and sees opportunities for creating added value above and beyond considerations that are typically restricted to only the transaction price.

 

This takes creativity, innovative negotiation strategies, and years of experience. I practiced most complex and very broad negotiations for decades, including countless very large multi-million $ deals, and I have proven to be very successful in the art of negotiation. In addition I received supplementary training in the specialist field of negotiation to sharpen my skills by renowned institutions like Leadership Trust and PON, a training program supported by Harvard University. I negotiate the sale or the purchase and handle the negotiation process in a way that has earned me the reputation of an excellent trusted negotiator.

I recognize that many clients prefer confidentiality, and real estate transactions can be very sensitive. For this reason I hold confidentiality very dear. Though conducting due diligence in a discrete manner, I take great care to structure my approach in gentle and unobtrusive ways. For every client I craft a detailed set of criteria to avoid inadvertent disclosures or triggering the ever busy rumor mill. I take pride in being able to keep the process ”under wraps.” Post-transaction, many sellers and buyers are not anxious to publicize the details (or even existence) of the property transaction. Accordingly, I have a strict policy of not commenting on acquisitions or sales unless expressly authorized by my clients. I do not press ”tombstones,” or placard my walls with past transactions.
